For Landowners

Pipeline Easement Negotiations

When a pipeline company wants a strip of your land, the form contract they hand you was written for them, not you. Our job is to even the table. We represent landowners, never operators, through every stage of an easement negotiation, including condemnation if it gets that far.

What we handle
  • ·Easement and right-of-way negotiation
  • ·Compensation and damages claims
  • ·Surface-use restrictions and reclamation terms
  • ·Condemnation defense and special-commissioner hearings
  • ·Post-construction disputes (subsidence, contamination, restoration)
How we bill

Hourly. Fees are due after our clients are paid. We do not take pipeline easement work on contingency. When several landowners along the same line need representation, we split attorney time among them where we can to keep cost manageable.
